CHALLENGE
-
Viking Engineering employed a split operation and was in a fast-growth mode.
-
The industrial market was extremely tight with limited options.
SOLUTION
-
Jim and the team searched the market and negotiated with the current landlord on a possible expansion.
-
The expansion option was very convoluted with multiple parties involved so Jim suggested looking at new construction in order for Viking to create the most efficient design.
RESULTS
-
With Viking Engineering’s rapid growth, Jim was able to negotiate against multiple landlords to secure a lease in a new development.
-
The building only had 50,000 SF available but Jim was able to have the landlord give up on a lease they had out for signature and have Viking commit to the 80,000 SF they desired.
-
Viking Engineering was given enough concessions to move their business operations and machinery, build out their space to become much more efficient and increase their employee experience with much better natural light, parking and workflow circulation.
