CHALLENGE

  • Hill-Rom was looking to create a better experience for their employees as their existing building had low ceilings, poor HVAC, limited natural light, and limited amenities for their employees. 
     

  • Flex/industrial buildings don’t typically provide a great “tenant experience” for companies. With about half their space dedicated to medical testing and storage, it would be challenging to find buildings offering cutting-edge space and amenities. 

SOLUTION

  • Jim and his team scoured the market for options that would provide a better experience for Hill-Rom’s employees and toured 6 alternative options nearby their existing location. 
     

  • Jim and his team were able to create a competitive environment for both a lease renewal and relocation opportunities after touring a number of buildings nearby and receiving multiple proposals from landlords. 

RESULTS

  • Hill-Rom renewed their lease long-term after Jim and his team were able to negotiate an extensive tenant improvement allowance leveraging Hill-Rom’s strong credit and sizable footprint. 
     

  • Hill-Rom’s improvement package included a fully renovated Hill-Rom space with the landlord punching in more windows, exposing the ceiling throughout various areas of the office, new LED direct/indirect lights throughout, a boardroom, glass staircase, fully renovated restrooms, and an outdoor area for employees. The renewal also included the landlord providing renovation of reception/lobby, a rooftop deck and a fitness room. 
     

  • Hill-Rom now uses their office space as a tool for attracting new talent.
